For property management companies

We take four clients a quarter.

Your best people spend the day being an intake queue — and the work that grows the company slips to tomorrow, every day. We build AI-first operations for property management companies running 1,000–3,000 doors, staff them with career professionals who already know the work, and give the owner the week back.

Three minutes — it returns your own Future Flow Chart. Prefer to watch first? Join the Thursday Session: free, 30 minutes, every week — we rebuild one property-management workflow live, plus Q&A.

The idea

Automate first. Then hire.

The traditional model staffs roughly one full-time employee per 80–100 doors, and that person does everything — mostly admin. The Go Advisors model runs one human per 150–250+ doors, blended, because AI takes the first touch on every request and people keep the work only people can do.

“If you think it’s about cheap labor, you’ve missed the point. It’s about building the hybrid team of the future with AI front and center.”

You already know this day

A typical day for a property manager

If you run a property management company, none of this will surprise you. That’s the point — this is the day the model was built to fix.

  1. Overnight triage.40–80 emails waiting. By the time they’re sorted, the day’s plan is already dead.
  2. Maintenance coordination.Interrupted every few minutes — tenants calling back, vendors rescheduling, work orders bouncing.
  3. Owner fires. The upset call, the surprise statement question, the “why didn’t I know about this” email.
  4. Lunch at the desk.Processing rental applications between bites.
  5. Field time.Inspections and showings — and the phone rings the entire drive.
  6. Delinquency follow-ups.And the renewals that were due last week. A missed renewal costs 1.5–2 months of rent.
  7. The proactive work planned for 9am.Half of it slips to tomorrow. Tomorrow starts at 7:30 with 40–80 new emails.

The same day, rebuilt

With AI at the center

Nothing about the work disappears. What disappears is the interruption.

  • First touch on every request is AI — instantly, 24/7. The overnight pile is triaged, drafted, and routed before 7:30.
  • Guided troubleshooting resolves 10–20% of work orders before anyone dispatches a vendor.
  • Every leasing lead gets an answer in under five minutes, around the clock.
  • Owner communication turns proactive, narrative, and event-driven — the 11:00 fire gets rare.
  • Delinquency follow-ups and renewals run on schedule, not on whoever remembers.
  • Your onshore team keeps the licensed, physical and relationship work. A remote Ops Analyst owns system improvement as a job function.

What we actually build

The eight standard solutions

Every implementation is assembled from these eight queues — the ones property management back offices run on. Your Offload Map tells us which come first.

Maintenance Triage & Work Order QueueEvery request triaged on arrival, 24/7. Guided troubleshooting resolves 10–20% of work orders before a vendor is ever dispatched.
Leasing Lead Response & Showing EngineEvery lead answered in under five minutes, around the clock, and moved toward a showing instead of a voicemail.
Delinquency & Collections WorkflowFollow-ups run on schedule with a consistent escalation path — not on whoever remembers on a Friday.
Owner Communication & Reporting EngineOwner updates turn proactive, narrative, and event-driven — owners hear from you before they think to ask.
Lease Renewal & Rent Optimization PipelineRenewals surface on time, every time. A missed renewal costs 1.5–2 months of rent.
Move-In/Move-Out & Turn ManagementTurns run as a coordinated checklist — inspections, vendors, and deposits tracked in one queue.
New Client Development CRMA pipeline for door growth: prospective owners tracked, followed up, and reported on like any other queue.
KPI & Portfolio Health DashboardDoors-per-FTE, speed-to-lead, and after-hours volume on one screen — the numbers this whole page is about.

Questions

How a quarter works

Save a seat at the Thursday session — 30 minutes, live, free. We rebuild one property management workflow on screen and take questions. It is the fastest way to judge whether this is real before anyone asks you for anything.

We take four clients a quarter — implementation, staffing, or both, four total. When the quarter is full, you join the waitlist and we confirm your seat for the next intake. The Thursday Session stays open while you wait.

Your team does. Every implementation ends with handover and training — two sessions on Install, four on Integrate — plus a post-launch tuning period of 30, 60, or 90 days depending on the package. On Rebuild, the client owns the systems outright, staff are certified on them, and we run quarterly reviews for 12 months. If you also take Door 2, your remote team members work inside those same systems day to day.

AppFolio, Buildium, Yardi, and Rentvine. Every implementation is configured to your PMS and your terminology — the automations speak your language, not ours.

Client data is excluded from model training. We build on Claude Business, and every remote team member works in a monitored, cybersecure environment.

Implementation is delivered over two months, billed in two equal installments, and ends with handover and training. Tuning continues after launch: 30 days on Install, 60 on Integrate, 90 on Rebuild plus quarterly reviews for 12 months. Team seats come with weekly check-ins in month one and monthly quality calls after that.

Implementation is a fixed fee delivered over two months; remote seats are a flat monthly rate that goes down as the team grows. We present exact numbers live in the Thursday session and in your intake conversation — after we’ve seen your operation, not before.

Four seats. One application.
