Property management operations · AI first

We Take Four Clients a Quarter.

Every request in your operation lands on a human first — and your best people spend the day as an intake queue while the proactive work slips to tomorrow. We rebuild property management back offices around an AI operations core, staff the exceptions with experienced remote professionals, and give the owner the week back. Built for companies running 1,000–3,000 doors.

The operating thesis

Automate first. Then hire.

Most property management companies hire another coordinator when the inbox overflows. We do the opposite: automate the queue end to end, then place a career professional to run the exceptions — so every human hour lands on judgment, not triage.

“If you think it's about cheap labor, you've missed the point. It's about building the hybrid team of the future with AI front and center.” Go Advisors — operating philosophy

The Go Advisors Future Flow Chart

Your org chart today. Your org chart with AI at the center.

Every request a tenant, owner, or vendor sends lands on a human today. In the Go Advisors model, the first touch is AI — instantly, around the clock — and humans handle what actually needs a human.

Go Advisors Future Flow Chart Two org charts compared. Today: tenants, owners, and vendors all reach whichever human picks up, feeding five staff roles that do everything, mostly admin, at roughly one full-time employee per 80 to 100 doors, with nobody owning system improvement. The Go Advisors model: the same requests hit an AI operations core first — instantly, 24/7 — which routes exceptions to a remote team whose Ops Analyst owns improvement, leaving onsite licensed staff for physical and relationship work only, at one human per 150 to 250 or more doors, blended. 01 · TODAY — THE TRADITIONAL ORG TENANTS OWNERS VENDORS WHICHEVER HUMAN PICKS UP first touch on any request PROPERTY MANAGER ASSISTANT PROPERTY MANAGER LEASING COORDINATOR MAINTENANCE COORDINATOR ADMIN — EVERYTHING ELSE EVERYONE DOES EVERYTHING, MOSTLY ADMIN ~1 FTE PER 80–100 DOORS · SYSTEM IMPROVEMENT: NOBODY OWNS IT AUTOMATE FIRST. Ratios and standards are from the Go Advisors operating playbook: traditional staffing runs ~1 FTE per 80–100 doors; the Go Advisors model runs one human per 150–250+ doors, blended. Your own version of this chart is what the Doors-per-Employee Diagnostic returns.

Thursday, live — 30 minutes, free

Not a webinar pitch — a working session on screen. Five minutes on the three numbers that decide this (doors per human, speed-to-lead, after-hours volume), twenty minutes rebuilding one property management workflow live, five minutes of your questions — scope and exact pricing answered openly.

Why only four clients a quarter
  • For ninety days we are inside each partner’s operation
  • Mapping, building, and moving work off the team
  • Until the offload holds — with full responsibility
  • Four is what we can be inside properly

The standard build

Eight queues cover a property management back office.

Every engagement draws from the same eight standard solutions. Install automates one. Integrate connects three. Rebuild covers five to seven.

01

Maintenance Triage & Work Order Queue

The standard opener. Guided troubleshooting resolves 10–20% of work orders before a vendor is ever dispatched; the rest arrive triaged and documented.

02

Leasing Lead Response & Showing Engine

Every lead answered in under five minutes, around the clock, and moved toward a showing.

03

Delinquency & Collections Workflow

Follow-ups run on a schedule instead of a memory — every account gets the same documented cadence.

04

Owner Communication & Reporting Engine

Owners hear from you proactively: narrative, event-driven updates instead of a monthly statement and silence.

05

Lease Renewal & Rent Optimization Pipeline

Renewals surface early enough to act on. A missed renewal costs 1.5–2 months of rent.

06

Move-In/Move-Out & Turn Management

Turns tracked as a pipeline — every step assigned and dated, from notice to re-lease.

07

New Client Development CRM

Your door-growth pipeline, tracked with the same discipline as your work orders.

08

KPI & Portfolio Health Dashboard

Doors-per-FTE, speed-to-lead, after-hours volume — the numbers the model runs on, in one place. The remote Ops Analyst owns them.

Each solution pairs the automation with a defined remote team member role. Your Offload Map — validated in the Sprint — shows which queues and which roles apply to your portfolio.

Questions

Asked before applying

Save a seat at the Thursday session — 30 minutes, live, free. We rebuild one property management workflow on screen and take questions. It is the fastest way to judge whether this is real before anyone asks you for anything.

We take four clients a quarter — implementation, staffing, or both, four total. When the quarter is full, applications join the waitlist for the next intake.

Your team does. Install and Integrate end with handover documentation and training sessions, followed by a post-launch tuning window. On Rebuild, you own the systems outright, your staff is certified on them, and we run quarterly reviews for twelve months.

Every queue is configured to your PMS and your terminology — including AppFolio, Buildium, Yardi, and Rentvine.

Client data is excluded from model training — we build on Claude Business. Remote team members work in a secure, monitored environment.

Door 1 engagements are delivered over two months at a fixed fee, billed in two equal installments, and end with handover plus training. Door 2 seats start with weekly check-ins through month one, then monthly quality-control calls.

Implementation is a fixed fee delivered over two months; remote seats are a flat monthly rate that goes down as the team grows. We present exact numbers live in the Thursday session and in your intake conversation — after we’ve seen your operation, not before.
